Exciting news for those interested in real estate: The business magazine Capital has published an exciting ranking of the “100 best locations” in Germany, which will present the hottest real estate markets on Friday, August 15, 2025 at 10:00 a.m. According to RTL this year there is a clear focus on rural regions such as Walldorf, Ehingen, Spelle and Dingolfing, where property prices are still reasonable and significantly cheaper than in the large metropolises.

It is interesting that the evaluation is carried out across 100 cities with a population between 10,000 and 100,000 inhabitants, with an above-average number of the best locations being found in the south and southwest of Germany. The eligibility requirements are strict: a community must score points in 16 specific criteria, including factors such as labor market development and the availability of local recreational areas, to make it onto the list.

The methodology in detail

The analysis divides Germany into four regions: south, southwest, north/east and west. The 25 best communities from each of these regions were determined based on scoring across the 16 criteria. The data basis for this comes from the IIB Institute as well as public data from the “Wegweiser Kommune” of the Bertelsmann Foundation. For those curious, the full Top 100 list will be available from August 15th at 10am, while an interactive map will be available in the new Capital issue from August 16th.
