On June 27th, an exciting real estate auction by Deutsche Immobilienauktionen AG took place in Berlin, which was a real paradise for many bidders. Another highlight of the auction was the sale of half a lake in Zeesen, which changed hands for 26,000 euros. This covers an area of ​​61,000 square meters. In Duben, a forest owner was able to purchase 1.7 hectares of forest for just 10,000 euros, with a minimum bid starting at 3,500 euros. A couple from Mittenwalde also secured a 2,500 square meter property that was formerly an LPG filling station, although the price was not published.

Unfortunately, an object in the Ludwigsfelde Industrial Park was a long time coming: it was briefly removed from the auction because the owner withdrew the sales bid. The unsold properties can now be bought two weeks after the auction at the minimum bid, so there are still some chances.

Auction process and legal details

But how does a real estate auction actually work? After the bid has been accepted, the purchase contract between buyer and seller is binding. It is important that the auction house checks the identity of the buyers in accordance with the Money Laundering Act. To do this, bidders must identify themselves and prove their creditworthiness in order to take part in the auction. The purchase price, the additional costs and the premium are important points when purchasing real estate, as Deutscheimmobilienauktionen AG explains in its explanations dga-ag.de.

The purchase price is usually paid within four weeks. The amount is transferred to a notary escrow account, from where it is forwarded to the seller. As a buyer, you will be responsible for all running costs of the property from the first day of the next month after full payment. The handover and key handover are also carried out personally by the seller, which is an important step in the entire process.

Various documents are required for identity verification and must be retained for at least five years. This includes not only the identity card, but also proof of the right to represent legal entities.
