New residential construction project in Kochel: District council decides despite concerns!

In Kochel am See, a project for municipal housing is being promoted, which is to create affordable living space on the property on Sonnenspitzstrasse. However, the discussions in the local council were shaped by disagreement. In the April meeting there was a stalemate in the vote over two construction variants, which led to the rejection of both suggestions. Now a new, combined variant (variant 3) has been brought to the coordination. This provides for a three -storey building with an elevator and the largest possible floor area in order to implement at least eight residential units. Mayor Jens Müller emphasized the urgency to take full advantage of the building land, which was supported by several members of the municipal council.

Among them was Johann Resenberger, who proposed to plan the elevator to the top floor. Second Mayor Thomas Eberl and Eduard Pfleger also expressed the need to urgently create living space. In contrast, Sonja Mayer and Rosi Marksteiner expressed concerns about the construction costs and the number of parking spaces required. Marksteiner demanded a plankish and an estimate of the cost before a vote takes place.

Voting and future planning

The building manager Matthias Heufelder said that the basic concept must first be determined before a detailed planning can be implemented. Ultimately, the local council decided to implement variant 3 despite the critical voices of Mayer and Marksteiner. At the moment it is also being checked how the construction project can be realized without public funding, i.e. with own funds, since the available funding for municipal housing is already exhausted.

The importance of municipal housing projects is underlined in a current DStGB document. This deals with the need for socially friendly development and the legal design options for municipalities in housing construction. The handout bears the title "municipal housing - models and legal frames" and is available online. It aims to support the strategies of local and regional housing policy and derive evidence-based target images. These approaches are of great relevance, not only for Kochel am See, but also for many other communities in Germany.

Need to create living space

The need to promote municipal housing can be felt everywhere. The above -mentioned challenges regarding financing through public funding are reflected in a variety of municipalities. As the Bundestag explains in an extensive analysis, there are currently large differences in the implementation and financing of residential construction projects in the various regions of Germany. This increases the pressure on the decision -makers on site to create more living space.

Overall, it remains to be seen how the project will develop in Kochel am See. The demands on affordable living space are high, and the way there is often stony. It remains to be hoped that those responsible both take the concerns of the critics seriously and find targeted solutions in order to combat the lack of housing.
