New residential paradise Sonnenhang”: Sustainable development for Osterode!

The city of Osterode am Harz is taking a big step towards sustainable urban development with the new “Sonnenhang” development area. High-quality living space is to be created on the site of the former Buschhaus nursery, and the city administration is pleased about this initiative. A central aspect here is the use of already developed areas instead of developing new areas “on greenfield sites”. The decision to build single-family homes here is no coincidence - the need for building plots in the city center and the surrounding towns is high, which the municipality [osterode.de].

The urban development conditions are optimal: the location is attractive, with good access and a pleasant south-facing slope. The project also includes the reactivation of derelict areas and the demolition of older commercial buildings, which not only leads to the improvement of the surrounding area but also takes ecological aspects into account. The economic costs for demolition and renovation measures lead to higher property prices, but the advantages of a first-class location close to schools, kindergartens and shopping facilities are undisputed.

Positive developments in Rothhausen

There is also news in Rothhausen: The “Sonnenhang II” development area is to be built here, which includes 27 building sites. The goal is to meet the increased construction requests. At a recent citizens' meeting, Mayor Judith Dekant informed the population about the municipality's financial situation. Despite a stable population situation - 17 arrivals and 11 departures were recorded in 2024 - important projects are pending, such as the demolition of the old fire station, the creation of additional housing options and the construction of a new vehicle hall for the fire department this year. However, due to an EU court order, the approval process has to be reopened, which has led to a delay of around two years, as fraenkischertag.de reports.

The Kirchner planning office's plans will be publicly displayed in the coming weeks. The community will also create a space in the middle of the town where four replacement plantings will be made for trees that have been removed. Networking and connection to the living spaces are promoted by the newly created cycle path over the Lauerbrücke, the costs of which are covered by the municipality.

Sustainability at the top of the agenda

Advancing urbanization presents cities with major challenges. Trends such as “Urban Age” and “Smart Cities” make it clear that sustainable urban development is not only current, but also forward-looking. The responsible actors must deal with social, ecological and economic aspects in order to offer citizens a home worth living in. Research institutions and experts are called upon to develop viable solutions that also take into account the interests of future generations, as the Federal Agency for Civic Education highlights in its article on fair urban development bpb.de.

The “Sonnenhang” construction project in Osterode and the planned new development area in Rothhausen are part of this future-oriented development. Creating living space in already developed areas not only reduces traffic congestion, but also supports the social structure of the communities. In this context it becomes clear that responsible land use forms the foundation for harmonious coexistence in the city.
