Buying instead of renting: Where real estate will be cheaper in 2025!
The current edition of the “Postbank Housing Atlas 2025” contains exciting news for everyone who is thinking about investing in real estate. According to the study, which is based on an analysis of purchase and rental prices in 48 German regions, buyers are on average better off than renters. The development of prices in recent years in particular shows that investing in property is gradually becoming worthwhile again. The purchase prices for residential properties fell by 0.7% in 2024 compared to the previous year, while net rents rose by 5.1% at the same time.
But what does this actually mean for the buyer’s wallet? The income burden for purchasing a 70 square meter apartment averaged just 18.3% of household income, down from 19.2% last year. In contrast, the burden for tenants rose to 14.1%, making buying more attractive again even in more expensive areas. What is particularly noteworthy is that 23% of German households live in regions where less than 15% of their income has to be earmarked for loan payments.
The regional perspective
Of course there is also the other side of the coin. While buyers in many rural regions benefit from falling prices, the situation in high-price regions is significantly more tense. The Nordfriesland district brings up the rear with an income burden of 53.4% for buyers, followed by Aurich (44.4%) and Miesbach (39.6%). On the other hand, 31% of households live in very cheap rental regions and pay less than 13% of their income on rent. A positive development, but still a strong imbalance.
The current figures make it clear that buyers in large cities are often more burdened than tenants - a prime example is Hamburg, where there is a difference of 18.4%. Nevertheless, there are exceptions: in cities like Herne, the costs of buying and renting are almost the same with only 0.1% points more for buyers.
