Trouble for curb in Meißen: Investor criticizes high standards!

In Meißen, the investor Corte Harmjanz causes excitement with his current construction project on the street "Am Steinberg". Unexpected demands on the curb and channel were found during a construction site inspection - they must be carried out in concrete. This leads to massive problems for Harmjanz, which perceives the required standards as not appropriate for the partially dilapidated street. "If the rest of the street is in poor condition everywhere, I cannot understand why I should work with a luxury brick," explains the client.

The project is not a little thing: In recent years, Harmjanz has renovated the Rauhentalstraße/Talstraße district and "Am Steinberg" and renovated seven houses. The new apartments are very popular, while the commercial rooms on the ground floor are still waiting for tenants. The investor originally planned to build an apartment building, but due to monument protection requirements for a wine cellar, he had to reschedule. This creates a two -storey building with storage rooms and garages - but as Harmjanz continuously emphasizes, these garages are not a money bringer for him.

a mausoleum for eternity

In parallel to the difficulties in Meißen, Harmjanz also deals with a completely different project: at the JohannISfriedhof in Dresden, he has built a mausoleum for himself and his wife Baetrix Heykeroth, which is the only new building of this kind. The construction has now been completed by setting a wrought iron fence. The client gave the project the impetus after the death of his son five years ago. "I want to have a place to mourn," he says, justifying the desire for his own mausoleum instead of a sea burial.

The dimensions of the building are quite impressive: 3 meters wide, 3.45 meters deep and 4.20 meters high. Below is a crypt that offers space for four coffins and eight urns. At the moment, Harmjanz only has to repair the double -flushed door of its mausoleum. With the construction, he also developed plans for his real estate. He intends to transfer them to a foundation that is to be launched on September 9 to cover the costs for the mausoleum and the maintenance of its objects.

monument property: a worthwhile investment

In addition to personal challenges, the monument property industry in Saxony is a hot topic. With these historical and architecturally valuable objects, investors not only enjoy tax benefits, but also the opportunity to enter unique properties. As can be read on Denkmalimmobilie24.de , there are numerous investment opportunities.

  • Palmstrasse Chemnitz: redevelopment share approx. 70%, price between 249,000 and 414,000 euros, living space approx. 50 to 106 sqm, planned completion 2025.
  • Rittergut Dresden: renovation share approx. 70%, price between 255,000 and 622,000 euros, living space approx. 39 to 95 sqm, planned completion 2026.
  • Ostheimstrasse Leipzig: redevelopment share approx. 68%, price between 256,000 and 551,000 euros, living space approx. 43 to 93 sqm, planned completion 2025.
  • Altes Schulhaus Zwickau: renovation share approx. 70%, price between 85,000 and 605,000 euros, living space approx. 17 to 127 sqm, planned completion 2024.

whether the disputes about the construction projects and the challenges in the monument property industry harmoniously appear as good business will be seen exciting. One thing is certain: his determination not to bend the requirements will continue to ensure conversation. Meanwhile, the city administration is covered and only speaks of a regular, ongoing administrative procedure. Harmjanz remains: "With this effort for 16 meters curb you are simply demanded too much."
