New commercial area in Wurgwitz: old LPG dreams become reality!

The old LPG stable on Zöllmener Straße in Freital-Wurgwitz has been the subject of a lot of conversation recently. After years of resistance and protests from residents who were skeptical about a planned commercial area on the Wurgwitzer Wiesen, a redesign is finally underway. As the Saxon reports, Immobilien am Schacht GmbH from Brand-Erbisdorf bought the property, which once served as a cowshed, several years ago. Now a small commercial area is to be built there.

The current condition still leaves a lot to be desired: demolished buildings, large piles of bricks and overgrown areas are more reminiscent of a brownfield site than of a future commercial area. The first work also included demolition work, which began in autumn 2023. If you compare the site to the condition when it was purchased, which was more like a dump and full of old tires and building materials, the current steps point in the right direction.

Sustainable solutions for rainwater

One of the key points in the plan is storm drainage concerns. The AfD parliamentary group expressed concerns that rainwater drainage could have negative effects on surrounding properties. This is where innovative solutions come into play: In order to ensure sustainable rainfall management, a retention basin is planned in the form of converting former manure pits. The Federal Institute for Water Management lists a variety of stormwater management measures that can be implemented in a decentralized manner, including unsealing, infiltration and the creation of green spaces.

The Klemencic plan calls for 2.7 hectares of the 5.5 hectare property to be developed. The rest will be preserved as meadow and an orchard will also be created. These measures can not only alleviate the problem of precipitation, but also help to improve the microclimate - an aspect that is particularly important for commercial areas.

Focus on construction and environmental law

The building mayor Josephine Schattanek explains that the precipitation does not flow directly to Wurgwitz, but in other directions. This statement reflects the priority that the city council places on well-functioning and environmentally conscious building regulations. A geological engineering office has already prepared reports that examined the soil structure and water quantities in order to support the planned measures.

In the upcoming vote in the city council, there was a majority in favor of the development plan, but some city councilors abstained. The plan will soon be put on public display, giving residents another opportunity to make their comments. The public display is scheduled from September 29th to October 30th.

In the context of the ongoing debates about rainwater management on commercial properties, it has become clear that the combination of centralized and decentralized measures is particularly in demand. This doesn't just affect Freital, but shows how important it is to rethink how we deal with rainwater. The Berlin Rain Agency has already offered various events in which owners, planners and project developers can discuss the challenges and solutions.
