Uckermark: Sale of property in Lychen fails despite price reduction. Why does the offer remain unattractive?

No buyer for lakeside property in Lychen: What's behind it?
In the picturesque town of Lychen, more precisely on Clara-Zetkin-Straße, there is a property that is available at a real bargain price. With around 740 square meters of space and three meters of water access, you might think that this is a true paradise - but the reality is different. The property belongs to the city and, due to its “outdoor, indoor” location, has no building rights at all. New buildings are excluded here, which deters potential buyers. A not exactly tempting offer, even if the price is on the agenda with a minimum bid of 50,000 euros, reports the Northern Courier.
Six years ago, the majority of members of the city council voted to sell the property, but there was no interest. Two lease applications that were submitted at the time also did not receive the necessary response. After around 50 inquiries and 20 viewings, no one was willing to accept the minimum bid. The situation is anything but pleasant: a dilapidated building was demolished in June 2023 and the curb was lowered to improve accessibility, although without attracting the hoped-for buyer interest.
Another attempt to sell?
The situation shows that even supposed bargains cannot always arouse the interest of buyers. It remains to be seen whether and how the negotiations surrounding the property will develop.
Conclusion: The real estate market remains tense
Overall, the property on Clara-Zetkin-Straße is under an unfavorable star. The combination of the lack of building rights and a price that is supposed to be reduced, but which is met with a lack of buyers given the current lack of interest, makes the future of the sale appear questionable. It will be exciting to see how the city will react to this and whether a sale can actually take place. However, if you look beyond the country's borders, the markets remain tense elsewhere, as the example from Madrid shows, where there are numerous similar properties waiting for buyers. A permanent solution will also be necessary for the property in Lychen in order to avoid vacancies and promote urban development.
While there are many challenges in urban planning, the real estate market in Germany remains a difficult terrain that requires understanding and creative solutions.
