New care campus revitalizes GDR prefabricated building: creative solution for Prenzlau!

Something is happening in Prenzlau – in the truest sense of the word! The Prenzlau housing cooperative is now setting completely new standards in the development of GDR prefabricated buildings with a creative concept. These buildings, which are often considered unattractive, are being cast in a new light because, after renovation, they are not only better than their reputation, but are also very popular in attractive locations with moderate rents. The 6th floor of house numbers 17 to 23 is now something special - eleven individual apartments, each 21 m² in size, have been set up as a “care campus”, which have been looked after by the IHS Frey nursing service since summer 2023.

But how do you get to the 6th floor? Very easy! The housing association has installed an elevator between the two blocks of flats, making access much easier. And that's not all. The upcoming second construction phase, which should be ready for occupancy by mid-November, will enrich the upper floors with a well-thought-out spatial concept. A large lounge, communal kitchen, therapy room and office for nursing staff await the new residents. Nine additional rooms – between 21 and 24 m² – with private bathrooms are also on offer.

Investment and comfortable offers

A total of around 800,000 euros were invested in this renovation. Interestingly, tenants were spared rent reductions during construction, and there were no increases after the modernization, unless they received new balconies. And the new apartments are in great demand: four of the nine new units on the 6th floor have already been reserved for those in need of care. The nursing campus offers all forms of care, with the exception of intensive care with artificial ventilation. However, one problem remains, as the lack of trained nursing staff poses a challenge, but there is still keen interest in the campus places. It is not without reason that the project was even awarded the “Good as usual” quality seal and applied for the “Empty becomes more” competition.

Overall, it shows that the GDR prefabricated buildings, which are often associated with vacancies, can be used in completely different ways. The modern nursing campus is a great example of how successful renovations and creative living concepts can significantly increase the quality of life in this region.

Fascination with fences

However, the issue of living space is not just limited to the interior. How do you actually design the outdoor area? Maybe with a stylish fence? Current trends show a variety of ways to enclose the garden in style. From sturdy wrought iron fences that promote ventilation to aesthetic gabion walls filled with stones to modern fences made of horizontal black wooden slats, everything is possible. These should not only offer protection, but also enhance the overall appearance of the house.

Some creative approaches offer, for example, fences made from recycled pallets or bamboo, which fit perfectly into the nature-loving garden design. For anyone who likes something a little more futuristic, solid, geometric fences made of concrete can be an appealing alternative.
