Germany's rental landscape: Discover prices and trends now!
There are exciting things happening in the residential sector in the lively city of Cologne. The SWR Data Lab has introduced an interactive map of Germany that allows users to explore the average rent per square meter per month. This means everyone can quickly see where the expensive places to live like Munich are and where you can find cheaper rents in Bavaria. This transparency is particularly important for apartment hunters who have to navigate the jungle of rental prices.
The 2022 census provides important information about the population's housing situation. Recording age structure, gender, nationality and other socio-demographic characteristics provides a comprehensive picture of our rental landscape. The basis for this data is the 2022 Census Act, which was implemented with the support of the state statistical offices. Thanks to this data, changes in the living situation can be precisely tracked in the coming years.
Experiences and participation
An exciting feature of the new map is the “Experiences” button. Here, users can share their personal experiences about renting and living in Germany. Participants can enter their rent, tips and experiences using a simple questionnaire. This information is anonymized and helps further refine the interactive map. In this way, stories from contemporaries can be told, which will be compiled in spring 2026.
“A good hand” when looking for an apartment is required, and not just based on the tips on the map. The joint evaluation with the German Tenants' Association (DMB) is expected to provide additional information about the rent burden. Ultimately, the rent burden, i.e. the share of gross rent in net household income, is a central factor for many Cologne residents who are looking for a new home.
Statistical insights into the living situation
But what does he say? Microcensus 2022 about the current living situation? The results show that more and more households are having to deal with rising rental prices. While prospective homeowners are looking for their dream home, the proportion of rental apartments remains stable. However, a comparison with previous years is difficult because there was a break in the time series. It is therefore all the more important to view the new data in the context of current developments.
The gross rent, which consists of the net rent and additional costs, remains a challenge for many households. Warm additional costs, which include heating and electricity, come on top and place an additional burden on household budgets. Anyone looking for a home these days not only needs luck, but also a well-founded information base.
