Holiday home prices on the North and Baltic Seas remain stable: holidaymakers benefit!
It's summer again and vacation planning is in full swing! A current evaluation by the holiday home portal Holidu shows interesting trends in prices for holiday accommodation on the North and Baltic Seas. The result? Vacation lovers can rejoice! Loud Northern Courier Holidaymakers are paying hardly any higher prices this year than last year. 66 percent of landlords kept their prices stable and only increased them to a limited extent, by a maximum of ten percent.
Particularly noteworthy: While some regions such as Usedom are affected by price increases, the majority of popular holiday destinations on the North and Baltic Seas are largely spared from increases. The positive attitude of many landlords is due to the fact that a large number of guests are now more price-conscious. 65 percent of landlords even report increased demand for discounts and special offers. Travel expert Jonas Upmann from HomeToGo confirms that the rising cost of living is strongly influencing people's vacation decisions.
Holiday trends 2025
Overall, the mood among landlords is optimistic. Almost half of them expect more bookings compared to the previous year. Many are turning to flexible gap bookings for shorter stays, as 30 percent of landlords report an increase in shorter vacations - often just five to eight days instead of the previous two weeks. It is also surprising that bookings are increasingly made at short notice, often influenced by the weather.
But it's not just the North and Baltic Seas that show stability. A look beyond the borders shows that new legal regulations and tax increases are also influencing the prices for holiday homes in other countries. Prices in Croatia rose by 14 percent, while in Italy the average price climbed to 179 euros per night. Some regions, such as the most popular holiday destination, the Amalfi Coast, even exceed the 300 euro mark per night (see Holiday ).
Price development in Germany
A further look at pricing brings news: compared to the sometimes drastic price increases in the summer of 2022, when the price shock was also influenced by rising energy prices and general inflation, it becomes clear that the general trend has not continued. According to information from successful-vermieten.de Similar price increases did not occur in most German regions, while some hotspots such as Rügen and Usedom recorded moderate price increases.
- Regionen mit Preissteigerungen:
- Rügen: +4,59%
- Ruppiner Land: +4,16%
- Regionen mit stabilen Preisen:
- St. Peter-Ording: +0,68%
- Usedom: +0,36%
- Regionen mit Preisverfall:
- Eifel: -2,54%
- Sylt: -13,82%
In summary, while some regions benefit from price increases, others become less attractive. Landlords must therefore think carefully about how they set their prices in order to continue to rent successfully in the future.
To holiday lovers: Now the anticipation can begin and the right bookings for a relaxed summer holiday are in demand, while the price situation on the coasts remains stable for the time being.
