Real estate crisis in MV: pressure on the housing market is growing!

The real estate market in Mecklenburg-Western Pomerania is currently under pressure, and not just in the metropolitan areas. According to a reader survey carried out in the newspaper for MV, Uckermark and Prignitz, there is a mixed situation in the districts of Ludwigslust-Parchim (LUP) and Northwest Mecklenburg. Participants rated various aspects of the market on a scale of 1 to 10, with LUP occupying the solid midfield with 5.42 points. Northwest Mecklenburg gets 5.27 points and therefore does even better than retail and restaurants. Northern Courier reports that interest in real estate is growing in both counties.

With 2,386 participants from LUP, the survey shows strong interest from the population. Smaller towns such as Jesendorf and Rieps also performed well, which indicates the attractiveness of the region. Nevertheless, there is an urgent need for action: the demand for affordable and age-appropriate living space is particularly pronounced on the island of Poel. Here the survey only resulted in 4.3 points. Two new apartment buildings with elevators are currently being built in Roggendorf, which are specifically designed for senior living.

Criticism and challenges

In Wismar, which was rated 5.1 points, the lack of affordable housing is a big issue. Citizens are demanding more apartments at acceptable prices, while in Grevesmühlen, which only achieved 4.75 points, the desire for falling rents is also expressed. In Lübow, residents also complain about the high rental prices, which are often influenced by buyers from the old federal states.

Similar difficulties are also encountered in LUP. Many places here suffer from vacancy and neglected properties. However, there is an influx from Hamburg's suburbs because the rural quality of life is valued. The creation of barrier-free living space is becoming increasingly important for the region in order to meet the needs of the older generation.

The evaluation of the sales figures for the real estate market in Mecklenburg-Western Pomerania shows a continuous development in recent years. The expert committees-MV have created a comprehensive analysis based on nationwide purchase price data, which provides insight into the number of transactions as well as the money and space turnover since 2014. The information is updated annually and prepares the field for future developments in the real estate sector.
