The housing situation in the Northwest Mecklenburg region is currently tense, with a need for around 1,700 apartments. Despite this high demand, over 2,300 apartments have been empty for more than a year as many are considered difficult to rent. New construction activity is stagnating, even though demand for living space remains consistently high. These developments are examined in a current study by the Pestel Institute, which was carried out on behalf of the Federal Association of German Building Materials Trade (BDB). The analysis looks at population development, labor market forecasts and actual housing needs.
In order to compensate for the housing deficit in the region, around 630 new apartments would have to be built every year. But according to the Federal Statistical Office, only 140 building permits were issued in the first half of 2025. In the discussion about solutions, chief economist Matthias Günther suggests an interest rate program with a maximum of 2 percent in order to motivate private developers and investors to take action. This measure could be crucial in getting the faltering market back on track.
Criticism of excessive regulations
BDB President Katharina Metzger calls for clear political signals from Berlin. In her opinion, it is urgently necessary to review the multitude of building regulations of the last ten years, which have often driven up construction costs. In current discussions, energy saving requirements and complex approval procedures are identified as real brakes that prevent the rapid availability of affordable housing. Günther advocates fewer bureaucratic hurdles in order to speed up the implementation of new residential projects.
One conclusion of these developments is that massive political action is necessary to sustainably stabilize the housing market. In the best case scenario, these measures could soon lead to more apartments becoming available again and alleviating the simmering housing shortage.
