Rent in crisis mode: German tenant day warns of social explosion!
Rostock, Deutschland - This day the 71st German Tenant Day is the focus of interest. The important event will take place in Rostock-Warnemünde from June 25th to 27th, 2025. Around 400 representatives of tenant associations and state associations are invited to discuss the urgent topics related to living. NDR reports that the Presidium of the German Tenants' Association (DMB) already came together in Berlin on Wednesday.
The DMB calls for a change of course and thus draws attention to the alarming developments in the rental market. Over the past few years, the prices for rental apartments have increased significantly in the cities. President Lukas Siebenkotten urgently warns: "Living is becoming an existential question for more and more people." This is particularly relevant because rental prices will continue to rise and many households come to their load limit. It is shocking that half of the tenants are afraid of no longer being able to pay their rents. Tenantbund also makes it clear that the rental price brake expires at the end of the year without replacement.
The rental price crisis in the election campaign
In the run-up to the 2025 Bundestag election, the rental and housing crisis is hardly treated, which is very concerned about the DMB. A historical low of social housing has been reached, and about every third tenant budget in Germany is overloaded by housing costs. The DMB has set up a few demands, including comprehensive rental reforms and an offensive for the construction and maintenance of affordable living space. Suggestions for solving the crisis can be found in the programs of SPD, Bündnis 90/Die Grünen, Die Linke and BSW. The DMB also calls for a rent stop to weaken the increase in existing rents.
Current market conditions and forecasts
Current forecasts show that rental prices in Germany will continue to increase. According to an analysis, 4-5% are expected for 2025 rent increases, and the nationwide rental price index could increase at around € 11.40/m². ftd note that the range of affordable living space is shrinking and living in cities such as Munich, Frankfurt and Leipzig is particularly expensive.

It remains to be seen whether the necessary political measures are taken to solve the rental and housing crisis, because one thing is clear: the challenges are enormous and requests for quick action.
