Quartier Seeblick: Investor in the crisis - what's next?
In the planned residential area "Quartier Seeblick" in the Neu Zippendorf district in Schwerin, there is currently little happening. As the Nordkurier , the Hessische Investor, who announced the construction about a year ago, has so far not made any progress. The old school ruin of the former SED district party school is still unused in the street on the slope and shows itself in an unfortunate condition. Andreas Thiele, head of the municipal specialist service for urban development and business, explains that the investor is currently in a restructuring phase. Despite these setbacks, the city remains convinced of the attractiveness of the location and hopes for the implementation of the project.
Originally, several three to seven-storey construction in the new district should be built in a modular design. A total of 250 residential units are planned, for which an investment of around 70 million euros is planned. Marco Rauch, the chairman of the district council Neu Zippendorf, expresses great concerns because the project apparently lies on ice. Rumors about the investor's financial difficulties make rounds, which also questions the realizability of the project. Previous attempts to revitalize the area have already failed, including through a Berlin real estate company.
history of the location
The former district party school was opened in 1979 and represented a modern building for 500 students, equipped with boarding school and canteen. After the fall of the wall, the building fell into the hands of the trust and was purchased in 1992 by the Schwerin shape for around 26 million marks. Until 2000, the Federal University of Applied Sciences was tenants for labor administration, then the building was empty - a sad development that led to young people being attracted again and again, which ended in several fires.
Marco Rauch emphasizes the importance of using the area for the development of the neighborhood in order to put an end to the history of expiry. The next meeting of the district council will take place on September 17th at 6 p.m. in the Alte Post am Berliner Platz, where the future design of the district will be the focus.
planning approaches and visions
The city still has a clear vision for the See view. According to the Urbanophil , an urban development plan is developed that provides for the construction of around 250 residential units and mixed use. Semodu AG, property owner since the beginning of 2023, has the goal of transforming the area into a car -arm residential area with innovative, sustainable architecture. Both bar and point houses are planned, which are to form a neighborhood courtyard with a publicly accessible place and playground.
The open space concept also provides for a green neighborhood long and quiet living stations, which are equipped with infiltration areas. One of the refreshed characteristics will be the so -called seabalcon, which should offer visual relationships with the nearby Schweriner See.
In order to promote urban development, the association Pro Schwerin, led by architect Henryk Stutz, has set itself the goal of actively involving the citizens in the transformation process. The working group meets regularly to discuss problems with new construction and renovation projects and to discuss trends in the housing market, as can be read on pro-schwerin.de
The city of Schwerin has made enormous progress in recent years, is increasingly fitting the water and gaining attractiveness. It is only to be hoped that the Seeblick district will soon see the light of day and that the long orphaned area will be fulfilled with new life if necessary.
