New rent index in Chemnitz: Living is becoming more expensive! These are the new prices!
Something is happening on the housing market in Chemnitz: Since July 1, 2025, a new “qualified rent index” has been in effect, which determines the valid comparative rents for rented living space in the city. This innovation could bring about a significant change for many tenants in the city the free press expects higher rents for part of the portfolio.
The creation of this new rent index was carried out by a working group commissioned by the Chemnitz city council, which mainly consists of representatives of various tenant and landlord associations. These include, among others, the tenants' association Chemnitz and the surrounding area. V., the house and landowners' association and several housing cooperatives. A testamentary result of this collaboration is intended to provide orientation for tenants and landlords.
The details of the new rent index
The current rent index is not just a simple overview, but the result of comprehensive data collection. A total of 10,000 Chemnitz households were contacted by post, of which 3,735 were included in the calculation. This calculation work was supported by the Office for Information Processing of the City of Chemnitz, supplemented by the provision of 41,000 existing rents from the Chemnitz housing industry. Rents from the last six years as of January 1, 2025 were looked at in order to draw a precise picture of the current market situation, as the city of Chemnitz reports on its website Chemnitz.de.
The new base rents vary greatly depending on the size of the apartment and the year it was built. For example, for apartments that were built up to the year 2000, the rents are between 4.88 and 5.89 euros, while the top rents for new buildings from 2014 fluctuate between 8.01 euros and 10.38 euros. These values result from a regression model that examines the influence of various factors such as amenities and location on rental prices. What does this mean for tenants?
An online calculator for applying the new rent index is available to all interested tenants, which creates additional transparency. Tenants and landlords can calculate their (potential) rent quickly and easily. Although the new rent index statute is anchored in the legal basis of the German Civil Code (BGB), the final say lies in its practical application: tenants are well advised to regularly inform themselves about developments on the rental market.
Overall, it remains to be seen how the new guidelines will affect renting in Chemnitz. What is certain is that the rent index is not just a mandatory exercise, but an important instrument for creating transparency and fairness in the housing market. The motto should be: Well informed, well armed! And for some, that may also mean looking for alternatives if rents rise beyond their personal limits.
