New residential project in Triebischtal: space for families and children!

In Munzig, specifically in the Triebischtal district, everything revolves around new child-friendly apartments. Building contractor Sven Bothe, who is himself the proud father of seven children, put a lot of heart and soul into this project. He knows exactly how important space and retreats are for families. Bothe is currently in the process of renovating a venerable apartment building from 1958, in which nine tenants will find a new home in the future. The first residents moved in in 1960 and were all employed in the local cardboard factory. At that time, they themselves had invested in residential projects because there was a great shortage of living space [Sächsische] reported.

But the shortage of rental apartments is still noticeable in the region. In fact, there are around 530,000 empty apartments across eastern Germany, which corresponds to a vacancy rate of 7.6%. In comparison, in West Germany the average is only four percent, says [Kommunal]. Even if some cities are faced with the challenge of reducing their vacancies, the renovation of existing buildings and supporting families in purchasing property are top priorities in the federal government's action strategy.

A long-planned step

Sven Bothe discovered the apartment building over a decade ago. At that time it belonged to a private individual, and Bothe recognized the enormous potential that this building had. His experience in renovating and expanding older properties is particularly evident in the “Rittergut” project in Ilkendorf, where he created a new home not only for his own extended family, but also for his carriage driving service.

With the renovation of the apartment building in Triebischtal, Bothe is pursuing a clear goal: to create livable, child-friendly apartments that meet the needs of families. His initiative signals that good housing conditions are also possible in rural regions and that there are solutions to counteract the housing shortage. The federal program for the renovation and conversion of vacant commercial properties into living space also shows that politicians have recognized the signs of the times [Munzbau].

Looking to the future

The development of living space in the region is therefore not only of local importance, but also goes hand in hand with overarching strategies to combat vacancies. For example, the federal government plans to prepare a total of 5,000 apartments in rural areas by the end of 2026 and is investing a huge 790 million euros in urban development funding programs. These efforts show that more can be achieved in Nähtan biotopes than is often imagined [communal].

With his project, Sven Bothe shows that the will to change and the right feeling for living space in rural regions are the key to successful coexistence. If developers, politicians and citizens work together, every stone can be another step towards a prosperous future.
