New residential area in Pehritzsch: 35 properties planned for families!

The community of Jesewitz is once again attracting an exciting development: MPN GmbH has started developing the second construction phase in Pehritzsch. On an area of around two hectares, north of the In der Heimark street, the course is now being set for around 35 new building plots. The planning envisages plot sizes between 450 and 1,100 square meters, which is particularly beneficial for families and older people who are looking for peace and a pleasant living atmosphere.

Residents should like the traffic situation: the residential area is designed to be traffic-calmed so that through traffic is excluded. The development work is expected to take up to nine months. Marketing of the properties will begin shortly later, probably in the first quarter of 2026, with prices being within the usual local range. Mayor Ralf Tauchnitz from Jesewitz is pleased with the development, especially since the first interested parties have already made inquiries despite the difficult market situation.

Building law and official requirements

The building permit for the area already exists after the start of construction was delayed due to nature conservation regulations, which have now been clarified. Interested citizens can find out about the relevant development plans on the City of Leipzig website. These are regulated in the Building Code as part of a two-tier system and stipulate bindingly whether and how properties may be built on. Here, residents can find out everything about the relevant procedures as well as plans currently in the process that are important for the region.

In the virtual town hall of the city of Leipzig, citizens can also get in touch with friends and those involved and contact the responsible contact persons for information on citizen participation and the planning status. The website is updated regularly so that everyone can keep track of things. The creation of living space in Leipzig and the surrounding area is more urgent than ever, especially after 127,000 new citizens have arrived in the last 15 years.

The lack of living space in Leipzig

Current figures show that the vacancies in Leipzig have almost been used up and the supply of vacant apartments will have more than halved in 2024. Around 5,000 households are considered “unsupplied” and new construction activity falls short of actual demand. In these times it is a real ray of hope that the new construction project has started in Pehritzsch. MPN GmbH, with over 25 years of experience in housing construction in Leipzig, is increasingly focusing on single-family, semi-detached and terraced houses. The first Gallen-Süd construction area has already successfully completed a terraced house development in 2025.

For those who would like to move in in 2026, the next project in Pehritzsch could already deliver the first houses, with a realistic move-in date of Christmas 2026. The new residential units could therefore help to ease the tense living situation.

At a time when housing construction is a challenge for many cities, it shows that Jesewitz is well positioned to offer families and seniors seeking peace and quiet a new home. Local commitment makes the region even more livable.
