A lot is happening in Schmachtenhagen! On October 1, 2025, the caravansary will open its doors and a new chapter will begin for the popular district. The former Oberhavel farmers' market is being transformed into a modern resort that will offer space for 30 luxurious tiny houses and 150 parking spaces for mobile homes, caravans and tents on a total area of 80,000 square meters. The idea comes from the concept of historical caravanserais, creatively adapted for today. The target group ranges from families and couples to singles and solo travelers, which makes the project particularly attractive. First-class gastronomy with regional fresh cuisine, a beach club and a cozy beer garden will also be created for guests to relax in the idyllic surroundings, as caravanserei.de reports.
Not only tourists will get their money's worth here, locals can also look forward to numerous leisure activities. A wellness area with a tiny spa, which will include a sauna and other offerings, is also planned. A wide variety of people like to come here to relax and enjoy nature, while at the same time taking advantage of the proximity to cities such as Berlin, Potsdam and Brandenburg an der Havel.
Rail connection and criticism
But while caravanning offers a promising future, the development of rail connections casts some shadows on the overall picture. From December 2025, Schmachtenhagen station will be closed, which means that no more trains will run to Schmachtenhagen. The Heidekrautbahn stop (RB27) currently only has very limited connection options on weekends. For this reason, both Nicole Walter-Mundt from the CDU and Ilona Plass from Caravanserei are concerned about the closure and its impact on the community. Ulf Azone from the “Schmachtenhagen” local council said that the place would be left behind, while at the same time the discussion about the need for the disused route to Fichtenhain/Sachsenhausen continues.
The number of residents in Schmachtenhagen and nearby Zehlendorf is increasing, and the need for better rail connections is undisputed. A recent decline in ridership since the closure of the Oberhavel Farmers Market adds to the concern.
