New living on Lake Unteruckersee: 27 apartments with fantastic views!

A lot is happening in Cologne! An exciting construction project is taking shape near the popular Unteruckersee: The Prenzlau housing cooperative has presented plans for the construction of new apartments on a plot of around 5,000 square meters. The sought-after location between the Seepark, the city wall circular path and the Uckerpromenade will soon be enriched with new housing options. Again Northern Courier reported, the building application will be submitted this week.

A total of 27 apartments are planned, which will be between 70 and 110 square meters in size. All units will have balconies, while the ground floor apartments will have large terraces. There will also be a connection between two wings of the building, which will be ensured by an illuminated elevator. Construction is scheduled to start in 2027, with construction expected to take around one and a half years. The estimated project costs are between six and seven million euros, with financing being provided through loans without subsidies.

No more social housing and no more cafés

An interesting point for future tenants: socially-connected apartments are not included in this project, and the rent cannot yet be reliably estimated. A 120 square meter café was originally planned, but this will not be realized due to the difficult situation in the catering industry. According to Petra Müller, the cooperative's board member, there are currently no potential tenants. However, supporting dining options are available nearby, including several existing options such as Lago No 45, Seerestaurant Am Kap and Gaststätte zur Fischerstraße.

The area has its own history, as the “Kurgarten” building with an event hall and catering establishment used to stand here, which was demolished in January 2023. While the city looks forward to the changes, it is hoped that the new homes will meet the needs of the population and maintain the charming character of the area.
