A clear majority of 82 percent of participants voted for the implementation of a comprehensive housing project and a family entertainment center (FEC). A total of 792 voters took part in the vote, which achieved a turnout of around 40 percent. Of the 2,451 households contacted, all residents aged 18 and over were eligible to vote. Even if the citizen survey is not legally binding, Mayor Raphael Wardecki (Team Boltenhagen) has announced that he will adhere to the vote. The opposition from the SPD and CDU had requested the survey and particularly criticized the dimensions of the FEC, but not the housing construction.

Planned developments and challenges

The project planned by investor Jürgen Finkbeiner includes 70 apartments, which are to be offered at a maximum rental price of 6.40 euros per square meter, and various leisure activities. Restaurants and entertainment options are planned on an area of ​​over 7,000 square meters. The estimated costs are between 15 and 20 million euros. Finkbeiner would like to finance half of the project himself and sees the FEC as the only solution for developing the area, which must be realized due to state planning requirements. Nevertheless, the opposition representatives express doubts as to whether the specified rental price is actually feasible given the high construction costs.

The planned leisure center will be part of a new residential area that will include over 200 apartments and single-family homes. Wardecki emphasizes that the place urgently needs a meeting place, especially for residents and tourists in the off-season or in bad weather. Construction on the FEC is scheduled to begin in the first quarter of 2026, with an opening approximately two years later.
