A lot is happening in the Friedenshof district of Cologne - despite some of the challenges that the district brings with it. But what makes the district so special? For many residents, the good shopping opportunities, nearby doctors, daycare centers and schools are probably a decisive factor. The Friedenshof is also close to the Baltic Sea, which is an attractive residential area for many. The rental prices are also in line with the market: the rent index for Wismar shows that the average price for a three-room apartment is around 600 euros, which is quite affordable compared to other parts of the city. Nevertheless, Naser says: “I feel comfortable here.”
The crime rate in Friedenshof is also less worrying than often thought. With 465 of a total of 3,624 registered crimes in Wismar, the district ranks third in crime statistics, but the police do not report any above-average crime.

The challenges of urban development are also noticeable in the Friedenshof. Based on the BBSR's urban development reports, the future development is determined by urban development trends as a result of the lack of housing and required investments. It remains to be seen how the situation will develop in the coming years. The stubborn change towards a better living environment in particular could further improve the district.
