Modernization in Gadebusch: Renovated prefabricated building with new apartments!

An exciting project is being launched in Gadebusch: a prefabricated building from GDR times on Heinrich-Heine-Straße is undergoing fundamental modernization. The focus is on a wide range of furnishings that promise modern living. Two stylish elevators, cozy balconies, innovative heat pumps and even a photovoltaic system on the roof are planned, which will ensure the power supply for the hallway and the elevators. This ambitious renovation is scheduled to be completed by mid-2026, and the investment costs for it amount to an impressive 5.2 million euros. The original cost estimate was 4.6 million euros, but various challenges - from geopolitical tensions to unexpected expenses such as asbestos disposal - have led to an increase.

The project involves a reduction in the number of residential units from 36 to 30, which should guarantee future residents a pleasant living atmosphere. A total of 14 two-room, 6 three-room, 8 four-room and 2 five-room apartments are available, with living spaces ranging from 44 to 100 square meters. All apartments are equipped with separate kitchens or eat-in kitchens and storage rooms; some of the bathrooms have a shower and bathtub. Interestingly, 40 percent of the apartments have already been pre-booked - there is particularly great interest in the spacious four- and five-room apartments. The basic rent is expected to be at least 8.30 euros per square meter.

Challenges and solutions

The renovation offers an attractive alternative to demolishing and rebuilding the apartment block built in 1980. Given the difficult situation for affordable housing in Gadebusch, this is a sign of hope. Private landlords have long been criticized because renovated apartments often cost over 11 euros per square meter. However, the Mecklenburg-Western Pomerania State Development Institute is making a difference by providing around 2 million euros in funding to support the project.

What is particularly pleasing is that the project is largely being implemented by regional companies. This not only creates jobs, but also strengthens the local economy. There is great demand for affordable housing in the region, and modernizing the prefabricated building could be a step in the right direction.
