New residential area in Herrnburg: diversity for all generations!

A new chapter in Herrnburg's urban development is being opened: the mixed area “Bockhorstkoppel” is being built in the heart of the shopping center, directly next to the railway tracks. Not only apartments for students and seniors are planned here, but also spacious areas for single-family and semi-detached houses. Development work is already underway and political support is noticeable.

Mayor Erhard Huzel (CDU) expressed optimism about the project and emphasized the importance of the diversity of the planned forms of housing. This development is particularly relevant as it aims to create a well-rounded living space that meets the needs of young and older people at the same time. The total area is 25,000 square meters, which offers plenty of space for various construction projects.

Diverse living arrangements

The construction project plans to build a three-story building for assisted living with 16 apartments. The apartments vary in size from 65 to 75 square meters. In addition, eight barrier-free condominiums of a high standard are planned, which will be equipped with an elevator. A special highlight are the three generation houses, which offer assisted living on the ground floor, apartments for seniors on the first floor and living space for students on the second floor.

In addition, there are eleven plots of land for single-family and semi-detached houses, which offer future residents a private retreat in this urban environment. The land prices are around 300 euros per square meter, while the construction costs for the houses start from 500,000 euros. There are also nine garages and six normal garages on offer for mobile homes.

Development and infrastructure

The development work is scheduled to be completed by May or June 2026, after which construction work will begin, which can begin once the relevant building permits have been issued. The project is targeted for full completion by 2030. The good connections via train and bus connections as well as the proximity to shopping and medical facilities make the location particularly attractive.

The mixed area itself is an important part of modern urban development. Like that Law Forum explained, it is an area in which both residential and commercial uses are permitted as long as they do not significantly disrupt living space. This mixture promotes integrated urban development and increases the quality of life of residents. The development plan determines which uses are permitted in this area and at the same time ensures the necessary noise protection, whereby the distances between residential and commercial areas are particularly important.

Future outlook

Overall, the “Bockhorstkoppel” project in Herrnburg shows how clever planning and diversification can make urban space lively and attractive. The focus is on including different age groups and lifestyles. When residents eventually move in, they will not only live in a new home, but will become part of a vibrant community that will provide jobs, services and a high quality of life. This is a step in the right direction as it creates a balanced mix of residential and non-disruptive commercial uses like this MTR Legal summarizes.

This project will have a lasting impact on the future image of Herrnburg. The development work is just the beginning and the coming years will show how the residential area will develop in line with the needs of its residents and the local community.
