Dresden is getting a new business park: CTP focuses on sustainability

In a significant move, CTP, a leading developer of logistics and industrial real estate, has acquired a 96,000 square meter property in the Cossebaude district of Dresden. This area, which previously housed the VEB concrete lightweight construction combine, is now being revitalized as the location for the new CTPark Dresden West, a project aimed primarily at companies in the consumer goods industry as well as technology-oriented manufacturing and semiconductor industries. The areas are therefore very popular and offer an interesting perspective for the regional economy.

Around 40,000 square meters of commercial space and around 10,000 square meters of office space are planned. CTP is also examining the possibility of creating additional commercial-related residential space. These initiatives are not only in line with the needs of the modern working world, but also offer space for sustainable urban development. According to lagerflaeche.de, the development will be particularly pleasantly complemented by additional buildings with photovoltaic systems and rainwater collection systems in order to minimize the ecological footprint.

Strategically favorable location

The new commercial area benefits from its convenient location on the B6 federal highway and the A4 motorway. Both the bus station and the Cossebaude train station are just a stone's throw away, ensuring excellent connections for employees of the local companies. With such good accessibility, the planners have shown a good hand.

What particularly stands out is the archive of a historic power station located on the site. This listed building will not only be renovated, but will also be integrated into the overall project and will serve as a social meeting place for the region. In addition to business, this creates space for community life - a clear plus point for residents and future employees.

Sustainable developments

Focusing on sustainability is a key concern for CTP. The company is aiming for DGNB Gold certification, which meets high ecological and social standards. The entire concept provides for green outdoor areas and recreational zones and was developed based on the findings of the research field on the sustainable development of commercial areas, which was carried out by BBSR and BMI. In these considerations, the focus is on integrating urban development improvements with sustainable urban development, as the results report of the BBSR shows.

The large project has a total volume of 64 million euros and planning is already in full swing. The first step is the development plan process before the start of construction is set for 2027. The anticipation of the new opportunities that this location will offer is already noticeable, and companies in the region are looking forward to the developments.
