Forest Hospital in Bad Düben: Price too high? Experts sound the alarm!

Creative ideas needed: The old forest hospital in Bad Düben is currently for sale. The listed area, which has a property size of 134,340 square meters, can be purchased for an impressive 2.9 million euros. Loud LVZ The price is a basis for negotiation, but experts like André Reichenbach consider the price to be excessive. The mayor of Bad Düben, Astrid Münster, even assumes a maximum of 50,000 euros - a clear announcement.

But this possible purchase doesn't just cost money. Lawyer Cetin Sahin, who is handling the sales process, reports a lack of interest. So far no interested parties have come forward for the site. It remains to be seen whether Sahin's optimism that a buyer will be found with a creative idea bears fruit.

From the clinic to the lost place

An interesting facet of the Forest Hospital is its history. The clinic was founded in 1942 and went into operation in the summer of 1943 with a capacity of 400 beds. Over the years, over 250 European champions and numerous world champions such as Katharina Witt have used the facility for treatment. After closing in the 1990s, the building has been transformed into a popular “lost place,” attracting photographers and decorated with varied graffiti art. However, anyone who wants to enter the site should be aware that this is not officially permitted - after all, it is private property.

Investor groups have always failed to develop the area in the past, and the former Freizeitstätten GmbH also acquired the property in 2008 for just 15,000 euros without implementing any of the planned ideas. In 2020, Besir Kandemir's investors bought the property, but his tragic death caused construction work to stop in 2022.

New plans on the horizon

However, there is also light at the end of the tunnel! The old forest hospital has a new owner, Schrott- und Metallgrosshandel GmbH from Duisburg, which acquired the site for 420,000 euros. According to a report from the Dübener Wochenspiegel Parts of the site have already been developed, and construction work for a planned residential area is scheduled to begin this year. The new home could soon be conceivable on the terrain declared as forest.

The opportunities for investors to revitalize such lost places are significant. They not only offer the opportunity to create individual living, but also to achieve increased value through renovation. At the same time, there are also challenges: from building permits to hidden renovation costs, encountering older properties is often a balancing act. But with a good plan and a creative approach, like he did in My Landimmo such challenges can be overcome.

So it remains exciting to see whether the old forest hospital will soon shine in new splendor or continue to attract non-local graffiti artists and photographers. Whatever happens next, creative minds are needed to fully exploit the potential of this historic property.
