20 years of KIS Potsdam: Milestones and investments for the future!
Yesterday, on June 24, 2025, the ceremonial opening of the Municipal Real Estate Management Potsdam (KIS) took place in Potsdam, an important milestone on the occasion of its 20th anniversary. Mayor Burkhard Exner and plant manager Bernd Richter welcomed numerous guests and looked back on the successes and challenges of the past few years. The founding of the KIS, which was decided on December 1, 2004, came at a time when the city of Potsdam provided an initial volume of 321 million euros. Meeting Point Potsdam reports.
Since its founding, the KIS has invested heavily in the urban infrastructure and has mobilized over 700 million euros for various projects. The outstanding building projects include the Da Vinci Comprehensive School, the school center at Stern and the Hans Otto Theater. The KIS also manages a wide range of municipal properties, from schools and daycare centers to sports facilities, libraries and fire stations. Every year, the KIS processes around 22,500 service requests and manages around 1,800 tenancies. Meeting Point Potsdam reports
Sustainability in focus
As part of its daily management, the KIS attaches great importance to sustainability. With 21 photovoltaic systems that generate over 1.3 million kilowatt hours of electricity annually, the KIS has made a decisive contribution to climate protection. In the future, energy-efficient renovations and efficient use of space will continue to be the focus in order to achieve the city's climate goals. Bernd Richter, who has headed the KIS since 2008, emphasizes: “Sustainability is not just a principle, but a necessity for future generations.” Meeting Point Potsdam reports
But despite these positive developments, the KIS also faces major challenges. Rising construction prices and interest hurdles are putting a strain on investment plans and making efficient project management essential. The administration invested a total of 89.8 million euros in construction and investment projects in 2023. 43.4 million euros alone flowed into educational projects to make the city's schools and sports facilities fit for the future. Bernd Richter pointed out the difficulties in the skilled labor market and reported on the efforts to attract sufficiently qualified personnel. KIS Potsdam reports
Investments and outlook
A look into the future shows that the KIS plans to invest around 88 million euros in important projects in 2024. Investments are planned in the school and sports areas as well as in the administrative infrastructure. The final design of the interim sports hall for the Am Schloss comprehensive school is scheduled to be completed by spring 2024, while the container system for the Dalton High School will be available in time for the new school year. It remains exciting to see what further developments the next few years will bring, especially with regard to the integration of sustainability criteria into the planning and development of urban buildings. The challenges that municipal real estate brings with it also require in-depth real estate portfolio management. A tailor-made software solution could increase administrative efficiency. The assessment of properties according to structural and ecological criteria is becoming increasingly important in order to plan investments appropriately and set priorities. Kommunal.de reports
Overall, the KIS impressively shows how efficient real estate management and sustainable investments can go hand in hand. The celebration to mark 20 years of KIS is not just a look back, but also a look forward - highly motivated to take advantage of opportunities and shape the future of the city.
