Dresden-Löbtau: Dream apartments in a converted tobacco factory are waiting for tenants!

A lot is happening in the housing market in Dresden-Löbtau. The new residential complex in the Annenquartier, which emerged from the conversion of an old tobacco factory, has attracted numerous tenants just three months after opening. Vonovia, the developer behind this project, is renting out 110 modern apartments here, which are enjoying great popularity. In a recent announcement reported the Sächsische reported that the most sought-after units were quickly snapped up and there are still many vacant apartments in the complex.

One of the tenants, Siliva Otte, describes her experience in the Annenquartier: In May she moved into a 65 square meter apartment on the top floor, where old building charm and modern architecture meet. Despite the heat wave with outside temperatures of 30 degrees, her apartment remains pleasantly cool. “This is perfect,” said Otte. Robin Schmidt, regional manager at Vonovia, highlights the excellent insulation of the thick-walled old building elements that make this comfort possible.

Sustainability and modernity combined

Vonovia invested a total of around 33 million euros in the project. The apartments at Clara-Zetkin-Straße 31 are not only modernly furnished, but also sustainably designed. All units are equipped with parquet floors, underfloor heating and modern bathrooms. There are playgrounds in the landscaped green areas for the little residents, and barrier-free access is also guaranteed thanks to the elevators. In addition, the roofs are green and the apartments are heated with district heating, which steers the construction projects towards future CO2 neutrality by 2045, as Vonovia said in a press release notes.

Rental prices in the Annenquartier are around 14 euros per square meter. This means that they are slightly higher than the Dresden average of around 9.77 euros per square meter, but the demand for living space in Dresden remains high. The housing market is tense, as is the Dresden press highlights. Nearly 66,500 renter households are eligible for social housing, and average rental prices increased by about 2.5 percent between 2023 and 2024.

A look at the market

Dresden remains in demand despite its moderate prices compared to large cities such as Berlin or Munich. Prices are rising, particularly in attractive locations. In particular, the supply of socially bound living space is rare, which increases the pressure on the market. Specialist areas such as professional household clearances and clearance services are gaining momentum in order to give moves and apartment handovers the necessary momentum.

As the city continues to develop and new jobs are created in technology and research, the focus remains on a livable environment combined with sustainable living. In this context, the Annenquartier offers a promising option for singles, couples and families looking for a new home. It remains to be seen whether all of the apartments can be rented out quickly - but the market remains exciting.
