Optima invests 100 million euros: 450 new apartments for Dresden!

The Optima Aegidius group of companies is once again making a name for itself and is investing heavily in Dresden. More than 100 million euros are being invested in the purchase of around 450 apartments in the Saxon capital. The properties cover an area of around 65,000 square meters in central locations such as Strehlen, Prohlis, Neustadt and Friedrichstadt. These new properties enrich the overall portfolio in Dresden, which now includes around 750 residential units. Real estate manager reports that the majority of the purchases are intended for permanent holdings, while the properties in Dresden Neustadt are to be sold again after internal structuring measures.

This ambitious project is being financed by a consortium of regional and national credit institutions, including the Stadtsparkasse München, the Ostsächsische Sparkasse Dresden and the Sparkasse Meißen. In the long term, Deutsche Bank will also get involved in the financing. With these steps, the Optima Aegidius group of companies shows that it has a good knack for lucrative real estate projects not only in Munich and Berlin, but also in Dresden.

A look at the group of companies

The Optima Aegidius group of companies, based in Munich, distinguishes itself as an owner-managed project developer and portfolio holder. Their focus extends to the residential, office, retail and logistics usage classes. In addition to the core markets in Germany, the company is also active internationally, including in Detroit, New York and Cádiz. Overall, the group manages an impressive real estate portfolio of over 300,000 square meters of gross floor area. To date, projects worth around three billion euros have been realized, making the company an important player in the real estate market reported.

Market developments in housing construction

The developments in Dresden are part of a larger trend in the German housing market. How bmwsb.bund.de notes, the general conditions on the construction and real estate market have improved since 2022. In particular, since mid-2024, there has been a recovery in property prices, while the number of new mortgage loans taken out has increased. Despite the challenges posed by Russia's war of aggression against Ukraine, which has made the environment more difficult, residential construction saw a 3.4% increase in building permits in the first quarter of 2025 compared to the same period last year.

Housing construction now accounts for 57% of the total construction volume, which shows that the need for new living spaces remains high. The federal government is committed to affordable housing with various measures and is promoting social housing construction, which increased by 51% in 2024 compared to 2022. It remains exciting to see how these developments will impact the housing market in Cologne and beyond.
